The team is now looking for a detail-oriented and adaptable Project Manager to support their operations and manage project-related tasks effectively.

Fully-Remote (Work from Home), 9 AM - 5 PM CST
Role Overview:
As a Project Manager, you will play a pivotal role in ensuring that all project documentation and workflows are managed accurately and efficiently. You will assist in material take-offs, submittals, project scheduling, and collaborate with internal and external teams to ensure that real estate development projects are completed on time and within budget. This role requires proficiency in project management software and the ability to learn new tools and processes on the job.
Key Responsibilities
Project Documentation & Organization:
Use software like Bluebeam (or similar) to perform material take-offs and ensure accuracy for construction and real estate development projects.
Review submittals and shop drawings, preparing them for distribution to contractors and stakeholders.
Organize and maintain project folders, ensuring all documents are properly filed and easily accessible for the development team.
Create and modify Gantt chart schedules to track project timelines and milestones.
Subcontractor Management & Agreements:
Take sub proposals and convert them into formal subcontracts, ensuring all terms and conditions are clearly defined for each construction phase.
Use templates to create subcontractor agreements and Exhibits for the scope of work once projects are awarded.
Handle partial and final lien waivers for work performed and as payments are drawn from clients.
Quoting & Pricing:
Learn the company’s quoting software for windows, cabinets, and doors, and create accurate quotes for materials and services required in real estate development.
Provide detailed material take-offs and pricing using the window, cabinet, and door quoting software.
Scheduling & Weekly Updates:
Update and maintain weekly scheduling using Smart Sheet and prepare regular updates for project superintendents.
Prepare weekly update sheets and photos for the superintendents to send to clients, keeping them informed on the progress of each project.
Training & Adaptability:
Train and learn to use new software systems as needed for window take-offs and pricing, ensuring accuracy and efficiency in all tasks.
Be adaptable and trainable to learn and integrate new tools and processes as the company grows and evolves in the real estate development field.
Client & Contractor Communication:
Work closely with project managers, subcontractors, and other stakeholders to ensure smooth communication and project execution.
Handle the distribution of AIA form contracts to clients/customers and ensure proper documentation for compliance.
Qualifications
Experience:
2+ years experience in project management, or a similar role.
Strong command of English, with excellent written and verbal communication skills.
Experience using Bluebeam or similar software for material take-offs and project documentation in the real estate and construction sectors.
Knowledge of reviewing submittals and shop drawings and the ability to prepare them for distribution.
Experience creating and modifying Gantt chart schedules for tracking real estate development timelines.
Familiarity with creating subcontracts and using templates for subcontractor agreements and scope of work documents.
Experience with Smart Sheet scheduling and the ability to update schedules weekly.
Familiarity with managing lien waivers (partial and final) and AIA form contracts in the real estate development context.
Must be adaptable and willing to train on new software tools relevant to real estate and construction processes.
Previous experience in the real estate development or construction industry is preferred but not required.
